Common Questions

Frequently Asked Questions

Straight answers about building a custom home in Metro Detroit.
Do I need to own land before contacting Zamzam Development?

No. Clients may contact us while evaluating land, after purchasing a lot, or after plans have already been created. Talking to a builder early often changes which lot you buy.

Can you build from plans I already have?

Yes. If you already have architectural plans, you can submit them for project review. We will look at them for constructability and price them line by line.

Can you help if I don’t have architectural plans yet?

Yes. We can discuss the project and coordinate with appropriate design professionals as it moves toward construction. Zamzam Development is a builder rather than an architecture firm, so we bring in the right designers rather than drawing the home ourselves.

Where do you build?

We focus on Metro Detroit and the surrounding Southeast Michigan communities, particularly Oakland County. Projects outside that area are considered case by case.

Do you offer standard home models?

No. Our focus is custom residential construction rather than fitting every client into a predetermined production-builder model.

How much does it cost to build a custom home?

Cost depends heavily on the property, size, architecture, specifications, finishes, site conditions and other project requirements. We review the specific project before presenting meaningful pricing expectations.

How long does it take to build?

The schedule varies with design completion, permitting, site conditions, home size, complexity, selections, weather, municipal inspections and other project-specific factors.

Can I make selections for my home?

Yes. Client selections are an important part of the custom-home process, and we coordinate them with installation timing.

Do you build commercial properties?

Our current focus is residential new construction.

How is the project funded?

Projects are commonly funded with cash, construction financing, construction-to-permanent financing or other lender-approved structures. We ask about funding early so expectations around design, budget and construction stay aligned.
