Our Process, Start to Finish
Initial Conversation
We start by understanding your goals, your property situation, the home you have in mind, approximate size, timeline and how the project will be funded. No drawings required.
Property & Project Review
We work out what information already exists and what is still needed — property details, survey, any existing plans, target square footage, design direction, municipal considerations and utility or site constraints.
Design & Pre-Construction
If plans are not yet complete, we coordinate the steps required to reach construction-ready documents. This stage may involve architects, engineers, surveys, selections and preliminary specifications.
Scope & Construction Planning
Once there is enough project information, the construction scope is developed accurately. Major materials, allowances, expectations and construction details all get established here.
Permitting & Mobilization
Required approvals and permits are addressed and the site is prepared before physical construction begins.
Construction
The build progresses through its major phases: site work, structure, mechanical systems, exterior work and interior finishes.
Selections & Finishes
Many selections begin earlier, but finish decisions become increasingly visible as the home progresses. We coordinate required selections and installation timing with you.
Final Completion
Final inspections, punch-list work and remaining project requirements are completed before turnover.
What Varies, and Why
The schedule for a custom home depends on design completion, permitting, site conditions, home size and complexity, selections, weather and municipal inspections. Anyone who gives you a firm duration before seeing your drawings and your lot is guessing.
The same is true of cost. Pricing depends on the property, size, architecture, specifications, finishes and site conditions. We review the specific project before presenting meaningful pricing expectations — which is why the first conversation matters more than any number on a website.
